8 Bed B&B in Acquasparta, Italy

The property Amerina is situated in Umbria, precisely in Acquasparta (Terni), 2km from the tollbooth of E45, highway that connects Rome to Perugia (120km from the airport of Rome Fiumicino and 63km from the airport of Perugia – Acquasparta railway station – many bus from Rome and Perugia). It was recently restored and it is completely furnished in a coutry and shabby chic style. Currently it is used as a restaruant and bed and breakfast, with the related permissions.

The structure is situated 350 metres above the sea level, immersed in the greenery of the hills of Umbria in a panoramic position; in the immediate proximity there are the ancient ruins of Carsulae, Spoleto, Todi, Amelia, Orvieto, Terni, Valnerina with the Marmore waterfall, the Medieval hamlets of Narni, Spello, Foligno and Assisi.

The farmhouse is composed of two bodies with a surface of about 500 sqm. The first building spreads over three levels and it is composed as follows: on the groundfloor, an entrance with reception, a small lounge with cellar, a bathroom suitable for disabled people, threedining rooms, one with fireplace, a professional kitchen with appliances and dishes for 300 persons, a sideboard and a changing room with internalbathroom.

On the first floor, three bedrooms and on the atticabove, two delightful suites. All the rooms have en-suite bathroom. The building includes two technical rooms: a storeroom and a boiler room. The second body is composed of an apartment on the first floor with independententrance. Furthermore with the stairs you can reach a terrace of about 20 sqm. It is composed of three bedrooms with en-suite bathroom, a living room with kitchen corner and a passage that allows you to go to the other building.
The entire farmstead is surrounded by old bricktiles. By the sunrise and the sunsetthereis a big courtyard with a wood veranda and curtains and a solarium, where there is a pool.

Anywhere you are, in the pool or in the veranda, the view of the Martani mountains offers a suggestive panorama. In the surrounding gardenst here is, on the East side, a delightful chapel made of wroughtiron in English style (that can be used for small functions or as a stage for musicians), while on the West side thereis a small house made of wood, used as storeroom.
The property includes a plot of land of about 2 hectares with an Artesian well and a source of drinking water. Further more there are two parkings, a innerone (closed by a gate) and an externalone. The farmhouse has anti-theftdevice, air conditioning and automatic sprinkler system.
